The Formula
College cost projection uses compound inflation and future-value savings calculations:
Total 4-Year Cost = Σ Current Cost × (1 + inflation)(years until + i) for i = 0..3
Projected Savings = Lump Sum × (1 + r)n + PMT × ((1 + r)n − 1) / r
where r = monthly return, n = months until enrollment
Required Monthly Savings = (Total Cost − FV of Lump Sum) × r / ((1 + r)n − 1)
Why 4% inflation? College costs have historically risen 3–4% per year, roughly 2× general CPI. Room & board — now the largest component at public schools — is rising faster than tuition due to housing costs. The 4% default is conservative but realistic.

Key insight: Room & board ($13,900) now exceeds tuition ($11,950) at public schools. R&B is rising faster than tuition and is largely outside state subsidy control. This is why total cost-of-attendance matters more than tuition alone.
What about financial aid?
Most families pay less than the sticker price. Net tuition at public 4-year schools after grants is only ~$2,300 (81% discount). At private nonprofits, average institutional grants bring net tuition to ~$16,910 (62% discount). However, room & board receives far less aid, so the total out-of-pocket remains significant.
2026 Education Tax Benefits (OBBBA)
- 529 K-12 limit doubled: $20,000/year per beneficiary (from $10K), effective Jan 1, 2026
- 529 new qualified expenses: Homeschool curriculum, tutoring, educational therapy, dual enrollment, SAT/ACT fees
- 529 → Roth IRA rollover: $35K lifetime, 15-year account age, annual Roth contribution limit applies
- AOTC made permanent: Up to $2,500/student ($1,000 refundable), now for first 5 years of college (was 4). Income phaseout raised to $100K/$200K (single/joint)
- Lifetime Learning Credit permanent: Up to $2,000/year for any post-secondary education
- Employer student loan repayment: Permanent + inflation-indexed from 2026. $5,250 excluded from income
- Grad PLUS loans eliminated: No new Grad PLUS after July 1, 2026 — graduate students must use private loans
- Student loan forgiveness now taxable: ARP exemption expired Jan 1, 2026 (PSLF still tax-free)

Verdict: The 2+2 path (2yr California CC at $1,380/yr + 2yr UC at $33,500/yr) would save ~$58K vs going straight to UC — and their current $300/mo savings would cover 60% instead of 45%.

Key takeaway: Net price at private nonprofits (~$38K) and public out-of-state (~$38K) are nearly identical. If your child qualifies for merit scholarships at a private school, it may cost the same as — or less than — out-of-state public.

At current 2025-26 prices: $103,400 at a public in-state school (tuition + room & board), $183,120 out-of-state, or $243,680 at a private nonprofit. With 4% annual inflation, these figures will be significantly higher when your child enrolls. For a child starting in 10 years, the total 4-year cost at a public in-state school projects to roughly $190,000–$230,000.
The 2+2 path means attending a community college for 2 years, then transferring to a 4-year university for the final 2 years. You earn the same bachelor's degree but save $50,000–$80,000 in tuition and living costs. Many states have guaranteed transfer agreements (e.g., California's TAG program). Community college tuition averages just $4,150/year, and many students commute from home, eliminating room & board entirely.
It depends on your child's age, target school type, and how much you want to cover. A common rule of thumb: $250–$500/month starting at birth covers 50–75% of public in-state costs. College costs have historically risen at 3–4% per year, roughly 2× the rate of general CPI inflation. The Higher Education Price Index (HEPI) for FY2025 was 3.6% vs 2.6% CPI. However, in recent years, real (after-CPI) tuition increases have slowed to under 1% at public schools, while room & board continues to rise faster. The 4% default in this calculator accounts for the combined effect.
