How to Use This Calculator

Renovation Budget tab

Enter your flat size (in sq ft), choose a renovation type (basic, moderate, full, or luxury), and select which rooms to renovate (kitchen, bathroom, bedroom, living room, or full house). The calculator shows an itemized cost estimate for each room, adds painting and electrical costs, applies a 15% contingency buffer, and shows GST impact. Use this to set realistic expectations before getting contractor quotes.

Finance Options tab

Enter your total renovation cost and loan tenure. The calculator compares four financing options side by side: home loan top-up, personal loan, credit card EMI, and self-funding from savings. For each option, you see the monthly EMI, total interest paid, and total outflow. The comparison section shows exactly how much you save by choosing a top-up over other options.

Tax Benefit tab

Toggle whether you are funding the renovation via a home loan top-up, enter the loan details and your income tax slab. The calculator shows your Section 24(b) interest deduction for renovation (capped at ₹30,000/year — NOT ₹2 lakh, which applies only to purchase/construction) and annual tax saving. This is a widely misunderstood provision.

The Formula

Renovation costs are estimated room-wise and adjusted by renovation type. Finance comparison uses the standard EMI formula:

Renovation Budget:
Room Cost = Base Cost × Renovation Type Multiplier
Subtotal = Sum of all selected rooms + Painting + Electrical
Total = Subtotal + Contingency (15%)
GST on contractor = Subtotal × 18%

EMI Calculation:
EMI = P × r × (1 + r)n / [(1 + r)n − 1]

Where:
P = Loan principal (renovation cost)
r = Monthly interest rate (annual rate / 12 / 100)
n = Tenure in months

Tax Benefit (Section 24(b) for renovation):
Deduction = Min(Annual Interest, ₹30,000)
Tax Saving = Deduction × Tax Slab Rate

Renovation cost data is based on 2025-26 pricing from HomeLane, Livspace, and DesignCafe. Finance rates are from SBI, HDFC, and ICICI Bank rate cards (March 2026). Tax rules follow Section 24(b) of the Income Tax Act, 1961 for FY 2025-26.

Example

Amit & Neha — 1,000 sq ft moderate renovation in Pune

Amit and Neha bought a 10-year-old flat in Pune and want to renovate the kitchen, 2 bathrooms, and repaint the entire flat. They are considering a home loan top-up of ₹8 lakh to finance it.

Step 1: Renovation budget (moderate)

Kitchen₹2,00,000 – ₹4,00,000
2 bathrooms₹1,50,000 – ₹3,00,000
Painting (1,000 sq ft)₹50,000 – ₹1,00,000
Electrical & wiring₹30,000 – ₹60,000
Subtotal₹4,30,000 – ₹8,60,000
Contingency (15%)₹64,500 – ₹1,29,000
Total estimate₹4,94,500 – ₹9,89,000

Step 2: Finance comparison (₹8 lakh, 5 years)

Home loan top-up (8.5%)EMI ₹16,400 | Interest ₹1,84,000
Personal loan (12%)EMI ₹17,800 | Interest ₹2,68,000
Credit card EMI (18%, 2yr)EMI ₹39,900 | Interest ₹1,57,600
Top-up saves vs personal loan₹84,000

Step 3: Tax benefit (30% slab)

Annual interest (Year 1)₹65,600
Section 24(b) cap for renovation₹30,000
Tax saving per year₹9,000
Total tax saving (5 years)₹45,000

By choosing a home loan top-up, Amit saves ₹84,000 in interest compared to a personal loan, plus gets an additional ₹45,000 in tax benefits over 5 years. Total advantage of top-up: ₹1.29 lakh.

FAQ

Home renovation costs vary by scope: Basic (painting, fixtures): ₹200-500/sq ft. Moderate (kitchen, bathroom, flooring): ₹500-1,500/sq ft. Full (structural, electrical, plumbing): ₹1,500-3,000/sq ft. Luxury (modular kitchen, imported fittings): ₹3,000-5,000/sq ft. A 1,000 sq ft moderate renovation typically costs ₹5-15 lakh depending on rooms included. Always add 15% contingency as 70% of Indian renovations exceed the initial budget.
The home loan top-up is the cheapest financing option at 8-9% interest, compared to personal loans (10-14%) and credit card EMI (15-24%). For a ₹8 lakh renovation over 5 years, a top-up saves ₹84,000+ in interest vs a personal loan. Top-ups also qualify for Section 24(b) tax deduction. The main requirement is an existing home loan with good repayment history. If you don't have a home loan, a dedicated home improvement loan (9-11%) from banks like SBI or HDFC is the next best option.
Yes, but it is limited. Under Section 24(b) of the Income Tax Act, interest paid on a home loan taken for renovation, reconstruction, or repair is deductible up to ₹30,000 per year. This is a common misconception — the ₹2 lakh limit under Section 24(b) applies only to loans for purchase or construction, NOT renovation. The ₹30,000 cap applies to self-occupied property. For let-out (rented) property, the full interest is deductible with no cap. Principal repayment does NOT qualify under Section 80C for renovation loans.
A modular kitchen in India costs between ₹1.5 lakh and ₹8 lakh depending on the size, materials, and brand. Budget modular kitchens (MDF/particle board) start at ₹1.5-2.5 lakh. Mid-range (plywood with laminate finish) cost ₹2.5-5 lakh. Premium (plywood with acrylic/PU finish, quartz countertop, Hettich/Blum hardware) cost ₹5-8 lakh. This includes cabinets, countertop, chimney, and sink but excludes appliances. Brands like HomeLane, Livspace, and DesignCafe offer package deals with installation. GST at 18% applies on the total.
GST on home renovation varies by service and material: Contractor services: 18%. Cement: 28%. Steel: 18%. Tiles: 12% (below ₹1,000/sq m) or 18% (above). Paint: 18%. Sanitary ware: 18%. Electrical fittings: 18%. Plywood: 18%. Small contractors with turnover below ₹50 lakh may charge 6% under the composition scheme. Always ask contractors for GST-inclusive quotes and ensure they provide a proper GST invoice — this protects you if there are quality disputes later.
